Title: Real Estate Capital Markets – Associate Director/Director
Department: U.S. Real Estate Capital Markets
Location: Charlotte, NC
Responsibilities:
- Support sourcing of leverage for Barings' Debt and Equity real estate portfolio at both the asset and fund level.
- Collaborate with Portfolio & Asset Management to determine the optimal structure/pricing/leverage for variety of equity and debt investments, manage loan maturity schedules, and fund level borrowings.
- Develop and maintain strong relationships with lenders and brokers, and knowledge of the most current public/private financing technologies.
- Prepare marketing materials for sourcing leverage and coordinate lender selection and lead the loan closing process.
- Review and negotiate legal/loan documents.
- Analyze cash flow projections using ARGUS and Excel with the local transaction teams.
- Gather and evaluate economic, demographic, and real estate specific data with the support of the Investment teams, Asset Management teams, and Research.
- Assist on a multitude of loan servicing issues, including lender compliance, modifications, assumptions, ownership transfer, and other related issues.
- Support internal and external reporting, valuation, and auditing, as necessary.
- Mentor and assist with training and developing junior team members.
- Participate in industry related events (internal and external, conferences, etc.).
- Willingness and ability to travel overnight and internationally required.
Qualifications:
- [10+] [4-5] years of commercial real estate investment experience.
- Master’s or Bachelor’s degree in Business Administration with a finance or real estate emphasis or related field is preferred.
- Proficiency in Excel. Familiarity with ARGUS software preferred.
- Ability to reverse-engineer (work out) troubled assets.
- Ability to model and analyze complex debt transactions and convey findings clearly with effective writing.
