Role overview

We are looking for a highly personable, strategic and motivated individual to join as an Analyst working in the Residential team at M&G Real Estate.

The individual will support the Residential Fund Managers to deliver the Fund’s objectives and will gain wide-ranging experience across the spectrum of property investment and asset management activities.

The individual should have strong financial acumen, proven track record and keen interest in the living sector. They should be comfortable working in an entrepreneurial environment where team collaboration and a hard-working attitude are paramount.

Key responsibilities and required capabilities

Investment Management

  • Responsible to design, build and manage complex models for fund and asset level analysis with high proficiency in excel.
  • To support asset management colleagues to ensure ongoing performance of investment portfolio in line with the business plan, identifying and executing opportunities to enhance asset performance.
  • Provide assistance as required to fund management colleagues with financial and reporting requirements.
  • Liaise with the Fund valuers on a quarterly and ad hoc basis as required.
  • Appraising, evaluating and approving the Asset Manager’s proposals for enhancing asset performance whether through the Asset Plan or individual Asset Initiatives.

Asset Origination & Deal Delivery

  • Support on the acquisition of standing investments, corporate acquisitions and forward fundings of Residential transactions. Keen interest to develop skills regarding structuring and execution of transactions.
  • Support the ‘deal owner’ for purchases and sales working with internal and external stakeholders and advisors to complete due diligence required to undertake the transactions.
  • Support the ‘deal owner’ to prepare the papers and present investment opportunities to the Investment Committee.
  • Personable demeanour with the ability to form deep relationships with the investment market across the spectrum of agents, investors and developers.
  • Keen interest in the living sector, including BTR, SFH, PBSA, senior living and Affordable Housing.
  • Excellent analytical and quantative skills.
  • Good understanding of the legal aspects involved in residential asset management, development and investment.
  • Good understanding of the development and construction aspects of real estate with the ability to, working in conjunction with internal building surveyor colleagues, agree development fundings and provide ongoing oversight during construction.

Asset Management

  • Support the AM team as required to establish and deliver the annual business plan for each asset including but not limited to: hold/sell recommendation, historic and prospective returns analysis, key initiatives, budget analysis and forecasting, NOI growth, H&S review and ESG strategy.
  • Support the AM team for the property to performing to its full potential through maximising revenue, expenditure optimisation, assessing future capital expenditure requirements, assessing ancillary income opportunities, monitoring compliance, minimising arrears and compliance reporting.

General Requirements and Responsibilities

  • Understand and demonstrate positive behaviours in line with M&G’s Key Attributes and Expectations.
  • Comply with health and safety responsibilities appropriate for the role and ensure that they are undertaken in accordance with the relevant company policies, procedures and guidelines.
  • Drive forward the sustainable agenda to embed ESG considerations into all aspects of working practices.
  • Fulfil regulatory requirements, including timely completion of all regulatory training and declarations.

Your track record

  • 2-5 years post-qualification experience with preference of specific residential sector experience emanating from either property management, agency, valuation, development or client side roles.
  • MS Office suite experience, with emphasis on Excel-based financial modelling as well as strong proficiency in Powerpoint / Word to compile investment reports and general analysis.
  • High level competence for the activities required for successful real estate investment including: technical property competence, underwriting analysis, due diligence, property valuation, investment memos, leading on negotiations and strategic recommendations.

Other info

  • Working location – Working from London based office 3-4 days a week with remainder a combination of travel for inspections of existing assets and working from home.
  • Investment jurisdiction - UK focussed activity with potentially some required involvement in European residential in an advisory capacity.
  • People management – no direct line management requirements however ‘dotted line’ leadership of numerous members of a wider team both internally and externally with 3rd party consultants in a project management capacity.
  • Qualifications - Preferably RICS qualified, however not required.
  • Miscellaneous - Driving Licence required.
  • Reporting - the individual will report to the Deputy Fund Manager for the Residential Fund.
